Negeri Sembilan Receives First RM72.5 Million Land Premium Payment, Signalling Improved Land Administration Efficiency

Seremban — The Negeri Sembilan state government has received the first tranche of land premium compensation amounting to RM72.49 million from the federal government for land occupied by Kem Syed Sirajuddin in Gemas, Tampin, marking a significant milestone after more than a decade of delays.

Menteri Besar Datuk Seri Aminuddin Harun confirmed that the payment was credited on 31 December, with nine additional instalments to follow. In total, the compensation package is valued at RM1.26 billion, covering approximately 3,800 hectares of land.

According to Aminuddin, the site represents the largest military training landholding under the Ministry of Defence in Malaysia, and the settlement will have a meaningful impact on state-level land administration and fiscal planning.

“The payment of this land premium is long overdue, and we are grateful that the federal government has finally approved the settlement. This will strengthen land governance and allow the state to better manage its land assets,” he said.


Positive Signal for Land Management and Future Development Planning

Aminuddin was speaking after officiating the 2026 Negeri Sembilan State Government Administration Assembly, attended by approximately 1,500 civil servants. Also present were State Secretary Datuk Zafir Ibrahim and Senior Executive Councillor Datuk Seri Jalaluddin Alias.

Prime Minister Datuk Seri Anwar Ibrahim had earlier indicated that the federal government had agreed to resolve outstanding land premium compensation issues nationwide, including the Kem Syed Sirajuddin site.

While the land involved is located outside Klang Valley, the move reflects a broader policy commitment to resolving land tenure and premium matters, which is particularly relevant to investors and developers evaluating industrial land in Selangor, commercial property in KL, and office space in Bukit Jalil—markets where land clarity and administrative efficiency are critical to project viability.


Broader Economic Implications for Property and Industrial Markets

Clearer land administration frameworks and improved fiscal inflows at the state level often translate into stronger confidence among developers, particularly those involved in industrial property in Subang area, logistics hubs, and factory developments in Puchong, where land premiums and tenure certainty play a key role in development timelines.

Although Negeri Sembilan is not part of the Klang Valley core market, its proximity to southern Selangor and key transport corridors means that improvements in land governance could eventually complement regional growth strategies, especially for industrial spillover demand from Selangor’s mature industrial zones.


Additional Support for Civil Servants

Separately, Aminuddin also announced a RM300 special financial assistance for nearly 50,000 federal civil servants stationed in Negeri Sembilan, which will be disbursed ahead of Hari Raya Aidilfitri.
